A down-and-out New Yorker named Mathias Gold (Kevin Kline) receives a Paris flat from his estranged father. However, when he gets in France to sell the enormous mansion, he is surprised to discover a live-in tenant who is unwilling to compromise on their demands. His apartment is a viager - an ancient French real estate system with complex rules governing its resale - and the feisty Englishwoman Mathilde Girard (Maggie Smith), who has lived in the apartment with her daughter Chloé (Kristin Scott Thomas) for many years, is entitled to collect monthly payments from Mathias until her death.
